Collaboration between Only Epic Holdings and Urban DNA invests in well-located medical and professional office property near Intermountain Health Lutheran Hospital.

GOLDEN, CO — Sept. 10, 2026 — Epic Urban Ventures, a collaboration between Only Epic Holdings, led by Founder and CEO Jason Mittman, and Urban DNA, led by Founder and President Dan Cohen, has completed the acquisition of 2801 Youngfield Street in Golden, Colorado, an 98,000-square-foot, three-story medical and professional office property in Jefferson County.

The property, currently marketed as Applewood Tech Center and being rebranded as Applewood Medical Center, sits on approximately 3.73 acres near I-70 and Youngfield Street. The building is adjacent to and directly visible from Interstate 70, providing prominent exposure within the west Denver market and the nearby new Intermountain Health Lutheran Hospital.

Under the new ownership, the leasing is focused on medical and wellness. The Class B+ property is home to an established group of healthcare, wellness and professional-service tenants. There are suites currently available, from approximately 800 - 10,000+ contiguous square feet.

The acquisition combines Only Epic Holdings’ experience in commercial real estate ownership and operations with Urban DNA’s investment, development and placemaking expertise. The seller was represented by Rachel Colorosa and Zach Schuchman of Unique Properties.

A Strategic Location Near a Growing Healthcare Hub

Mittman had been watching the property for some time, with its location and strong visibility near Intermountain Health Lutheran Hospital playing a significant role in the investment thesis.

The nearly $700 million hospital opened in August 2024 at Clear Creek Crossing in Wheat Ridge, expanding healthcare services across Jefferson County and the west Denver metro.

That growing healthcare presence is already reflected at 2801 Youngfield. Current tenants include Associates in Women’s Health, New West Physicians, Complete Care Pediatrics, InnoVie Family Medicine, FYZICAL Therapy, Cairn Dental, Remedi Health and Precision Plastic and Hand Surgery, along with numerous behavioral-health and professional-service users. Some of the existing medical tenants are also affiliated with Lutheran Hospital, further connecting the building to the surrounding healthcare network.

Immediate Focus on Building Systems

One of Epic Urban Ventures’ first priorities will be to update the building’s HVAC infrastructure with new, high-efficiency systems that provide greater year-round comfort to tenants and operate more sustainably. Amongst other planned improvements, the new ownership team intends to upgrade the common areas with new furniture, art and lighting, as well as update plumbing systems throughout the property.

New building signage will accompany the transition to the Applewood Medical Center name and will provide tenants with greater visibility from both I-70 and Youngfield Street.

Looking Ahead

With the acquisition complete, Mittman and Cohen will focus on strengthening building operations, supporting the existing tenant community and mapping out additional improvements for the property.

Both see long-term potential in the combination of an established tenant base, medical-office infrastructure, regional accessibility, prominent interstate visibility and continued healthcare investment in the surrounding area.
