GOLDEN, CO — Sept. 10, 2026 — Epic Urban Ventures, a collaboration between Only Epic Holdings, led by Founder and CEO Jason Mittman, and Urban DNA, led by President Dan Cohen, has completed the acquisition of 2801 Youngfield Street in Golden, Colorado, an 89,421-square-foot, three-story medical and professional office property in Jefferson County.

Currently marketed as Applewood Tech Center, the Class B property was built in 1982 and sits on approximately 3.73 acres near I-70 and Youngfield Street. The building is home to an established group of healthcare, wellness and professional-service tenants, with six suites currently available ranging from approximately 796 to 3,987 square feet.

The acquisition combines Only Epic Holdings’ experience in commercial real estate ownership and operations with Urban DNA’s investment, development and placemaking expertise.

An Area Worth Watching

Mittman had been watching the property for some time, particularly because of its location near the new Intermountain Health Lutheran Hospital.

The 620,000-square-foot hospital opened in August 2024 at Clear Creek Crossing in Wheat Ridge, expanding healthcare services across Jefferson County and the west Denver metro.

That growing healthcare presence is already reflected at 2801 Youngfield. Current tenants include Associates in Women’s Health, Complete Care Pediatrics, InnoVie Family Medicine, Modern Movement Clinic, Golden Pelvic Health, Remedi Health and Precision Plastic and Hand Surgery, along with behavioral-health and professional-service users.

Associates in Women’s Health physicians are also affiliated with Lutheran Hospital, further connecting the property to the surrounding healthcare network.

One of Epic Urban Ventures’ first priorities is addressing the property’s aging HVAC infrastructure. Tenants have reported inconsistent temperatures in parts of the building, and ownership has already begun the process of replacing five custom HVAC units needed to modernize the system and improve comfort and reliability.

The team also plans a comprehensive inspection of the property’s plumbing infrastructure to identify existing concerns and determine where repairs or preventative improvements may be needed.

These projects are intended to address core building operations first while the ownership team develops a broader plan for the property.

Building on an Established Property

2801 Youngfield offers many of the features sought by medical and professional users, including substantial surface parking, high-speed internet access, shared conference rooms, elevators and restrooms on each floor.

Its location directly off I-70 provides convenient access to Golden, Lakewood, Wheat Ridge, Arvada and the broader Denver metro, while its proximity to the growing Lutheran Hospital campus strengthens its appeal to healthcare-related users.
